But here's what’s changed recently ⬇️
🛠 New powers were passed into law in May 2024 to give councils the ability to compulsorily purchase land at prices that exclude “hope value” — the speculative value attached to land if it were to be developed. This dramatically reduces the cost of acquiring land and removes many legal and financial hurdles.
💼 These powers are part of wider reforms under the Levelling-up and Regeneration Act 2023, which are now being applied. Councils can seize land more easily for developments deemed in the “public interest” — including for housing, regeneration, or infrastructure. The new law allows:
**Possible stronger powers for councils and development corporations
- which could enable quicker; transactions, possible lower compensation with potentially easier planning regulations**
📍**There’s growing concern about where this land will be targeted, whether communities will be properly consulted, and how much of the new development will be genuinely affordable.**
